Moving house can be exhausting and stressful and even more so if you are elderly or unwell and making the decision after years of living in your home as what to take and what to leave can be heartbreaking. We can offer practical advice and assistance on downsizing to make this difficult process easier.

Ensuring your possessions are valued correctly

An initial valuation is always advisable and we can organize this with a reputable valuer known to the firm, items not being given to friends and family can then be sold at auction. A house may be full of modern reproduction furniture with a low resale value but the little blue vase in the corner that great granny brought back from China at the turn of the century may be worth a fortune!

We use reliable and trustworthy removers who are used to moving antiques, art and household contents. Items of no commercial value and clothes can be delivered to charity shops, papers recycled and the property left clean and ready for marketing. We would advise that a property be left ‘dressed’ with a few pieces of furniture left in situ so potential buyers can easily imagine room spaces and dimensions.

We can also assist with property contents after a death, removing valuable works of art, silver and jewellery into immediate safe storage. We can organise a contents valuation for taxation purposes and when Confirmation is granted arrange for bequests to be delivered to beneficiaries. We can arrange for contents to be cleared and prepared for sale and items moved and offered at Auction. It is important that works of art and general house contents are offered for sale in the most appropriate saleroom and sale to achieve the best possible prices for the estate.

All these downsizing tasks can be overseen by our Welfare Manager Jo Downie. Prior to joining Balfour+Manson Jo worked for Bonhams Auctioneers and has many years experience in this field.

Last year we cleared a property in Aberdeenshire where a client had died – Jo writes - "there were many beautiful works of art and furniture throughout the house some of which were delivered to friends and family worldwide and many were sold at auction. On clearing the property, in the attic I found a map, it looked like an old piece of brown paper but instinct and experience told me to have it checked by a specialist – it sold at auction for £175,000 and could so easily have been overlooked".
